Everyone talks about Rawai, Bang Tao, and Patong. Kathu quietly gets on with being one of Phuket's most liveable areas for expats — and most newcomers don't even know where it is.
Kathu is a sub-district in central Phuket, sitting inland between Patong's hills to the west and the main bypass road to the east. It's not a beach area — the nearest beach (Patong) is a 10–12 minute drive. What it is, however, is genuinely affordable, practically located, and home to a strong long-stay expat community that values actual living over being permanently on holiday.
If you want easy access to every part of Phuket, lower rents than coastal areas, excellent golf on your doorstep, and a neighbourhood that feels like it has real roots — Kathu deserves a serious look.
Kathu often gets overlooked in "best areas in Phuket" articles because it lacks the Instagram-ready beach aesthetic. But spend time talking to long-term expats on the island, and a significant number of them live in Kathu — precisely because it works.
The district sits in a green, relatively flat inland valley, surrounded by hills. The landscape is genuinely lush — you get the golf course greenery, trees, and a cooler microclimate than the west coast during peak dry season. The main Kathu Road and Wichitsongkram Road serve as the arteries, lined with local restaurants, mechanics, hardware shops, beauty salons, and all the practical infrastructure of a real Thai neighbourhood.
Socially, Kathu has a loyal expat community. The golf clubs are natural social hubs — Red Mountain and Loch Palm both have active membership communities that include many permanent residents. There's less of the bar-scene culture you get in Patong, which for many families and retirees is a feature, not a bug.
Kathu offers some of Phuket's best value for long-term rentals. Because it's not a beach area and doesn't attract short-term tourist trade, landlords here are primarily targeting long-stay tenants — which means more negotiating power and fewer inflated "tourist rates."
| Property Type | Monthly Rent (THB) | Typical Features |
|---|---|---|
| 1-bedroom condo/apartment | 8,000–13,000 | Air-con, some with pool access |
| 2-bedroom townhouse | 12,000–20,000 | Parking, small yard, common in Kathu |
| 3-bedroom detached house | 18,000–28,000 | Garden, parking, quiet soi |
| Pool villa (3–4 bed) | 28,000–50,000 | Private pool, more space per THB than coastal |
| Golf course-adjacent villa | 35,000–70,000 | Course views, premium location |
Compare these figures to Rawai or Bang Tao pool villas (typically 45,000–90,000 THB/month for equivalent properties) and you start to see why long-term budget-conscious expats gravitate to Kathu. Monthly utilities add approximately 2,000–4,000 THB depending on usage.
Kathu is Phuket's golf heartland, and if you play golf, this is the most compelling reason to live here.
One of Phuket's most scenic courses, Red Mountain winds through a former tin mine in the Kathu hills. The dramatic landscape — ochre rock formations, lakes, and tropical vegetation — makes it a visual highlight as well as a technical challenge. Green fees run approximately 2,500–3,500 THB (including caddie) for residents with a membership card. Monthly membership packages are popular with Kathu expats.
Set around a large freshwater lake in the valley, Loch Palm is flatter and less dramatic than Red Mountain but arguably more enjoyable as a social round. Green fees are typically 1,800–2,800 THB with caddie. The clubhouse restaurant is a genuine community gathering point for Kathu expats on weekend mornings.
Beyond these two, Phuket Country Club and the courses at Blue Canyon (40 minutes north) are within easy reach. See our full Phuket golf courses guide for full pricing and booking tips.
Kathu's central location is one of its strongest practical selling points. From Kathu you can reach:
The bypass road (Route 402) runs along Kathu's eastern boundary and is the spine of Phuket's road network. Having easy bypass access makes Kathu genuinely central in a practical sense, not just geographically.
You will need a vehicle. Songthaews and Grab are available, but for day-to-day life a motorbike or car is essential. If you're considering buying a used car or motorbike in Phuket, a Kathu address makes the Land Transport Office in Phuket Town easy to reach for registration paperwork.

Kathu's central location gives it excellent healthcare access by Phuket standards. Within a 15–20 minute drive:
There are also several quality clinics in and around Kathu for GP visits, dental care, and pharmacy needs. See our Phuket healthcare guide for full hospital comparisons and international insurance recommendations.
Kathu is reasonably well-positioned for international school access, though not as close as Bang Tao (which has BISP and HeadStart nearby). Main options from Kathu:

Kathu sits close to several major shopping options. Jungceylon (Patong's large mall) is 15 minutes west. Central Festival, Makro, HomePro and Lotus's are all within 20 minutes east on the bypass road. There's a Big C on the edge of Kathu itself, making grocery runs easy. Local wet markets operate in the morning near the main Kathu Road for fresh produce at Thai prices.
Kathu's food scene is authentic Thai rather than tourist-modified. You'll find excellent khao man gai (poached chicken rice), boat noodle shops, local stir-fry restaurants, and a few solid Western-style cafés and restaurants catering to the expat community. For more variety, the drive to Kamala, Bang Tao, or Phuket Town takes 10–25 minutes. Dining costs are noticeably lower here than in beach areas.
The golf clubs serve as the primary social hubs. Beyond that, Kathu has some solid expat bars (low-key, no Bangla Road energy), a few quiz nights, and community Facebook groups that organise events. The nearby Patong nightlife is a drive away for those who want it, but Kathu's residents tend to be the type who've moved past needing that.
