Always negotiate. A 12-month lease often gets you 10–15% below the asking price. In Rawai and Chalong particularly, landlords prefer stable long-term tenants over the hassle of monthly turnover. Ask what's included — most Phuket rentals include a pool and gym but electricity and water are separate (electricity can run 3,000–6,000 THB/month in a condo with AC).
