The Surin–Cherng Talay corridor is Phuket at its most polished. The beach clubs are the best on the island. The villas are spectacular. The international school options are unmatched. And the rent is — let's be honest — among the highest in Phuket. This guide is for people who are seriously considering the area: real prices, honest trade-offs, and the streets and sub-areas that most rental listings don't bother to distinguish between.
Understanding the Area
Surin vs Cherng Talay: What's the Difference?
Surin and Cherng Talay are adjacent but distinct. Surin Beach (hat Surin) is the actual beach — a beautiful curved bay with calm turquoise water, flanked by the famous Catch Beach Club and a strip of boutique restaurants and beach bars. The road that runs along Surin Beach is narrow, residential, and almost entirely villas and small hotels. Prices here are high because you're paying for beach access on foot.
Cherng Talay is the broader inland sub-district that encompasses everything from the beach road inland toward the Heroines Monument area. This is where most expat families actually live — in housing estates, private villa complexes, and condo developments within 2–5km of the beach. It's also where Boat Avenue (the main expat mall) is located, and where BISP (British International School of Phuket) and HeadStart International School are based.
The broader area also includes Bang Tao (just north of Surin, anchored by the Laguna resort complex) and Layan (the quietest northern tip). For this guide, we focus on the Surin–Cherng Talay heart of the corridor — the sweet spot for most expats.
Rental Prices 2026
What You'll Actually Pay to Rent Here
Surin and Cherng Talay sit at the premium end of the Phuket rental market. Expect to pay 20–40% more than equivalent properties in Rawai/Nai Harn or Phuket Town for the same square footage — you're buying into the postcode, the beach clubs, and the international school proximity.
The Surin/Cherng Talay market is heavily seasonally skewed. High-season (Nov–April) landlords prefer 3-month holiday rentals at a premium. If you're committing to 6–12 months, you can typically negotiate 15–25% off the listed monthly rate. Always sign before November — after that, landlords know they can rent short-term for more.
Where to Live
Best Streets and Sub-Areas for Expats
Surin Beach Road (Muen Ngern Rd / Hat Surin)
The single road that runs parallel to Surin Beach, lined with villas, boutique stays, and a handful of restaurants. If you want to wake up and walk to the beach in 2 minutes, this is it. Expect to pay ฿80,000–250,000+/month for villas here. Very limited supply, often taken a year in advance by repeat long-term renters. Quiet in low season (some restaurants close), vibrant in high season. No grocery shopping on foot — everything requires a vehicle.
The Picnic Hill / Banana Road Area (Cherng Talay inland)
The most popular mid-market expat zone. A network of quiet roads between Boat Avenue and the coast, typically 1.5–3km from the beach. Housing mix: modern Thai-style pool villas, gated estate developments (Botanica Villas, Lake View Villas, various smaller unnamed projects), and standalone houses. Best value for 3-bed pool villas in the ฿55,000–85,000 range. Heavily expat-populated — children cycle these streets and there are established social networks here.
Boat Avenue / Laguna Area
The commercial heart of the expat corridor. The Boat Avenue mall has Villa Market supermarket, Starbucks, well-regarded restaurants, a pharmacy, and a dentist. Walking distance for residents of the nearest complexes (Laguna Village, The Valley, etc.), though most properties are 5–10 minutes by motorbike. Condos directly around Boat Avenue are the most convenient properties on the island for daily errands.
Soi Nakalay / Kamala Border Area
The southern edge of Cherng Talay, toward Kamala. Quieter, slightly lower prices than the Surin/Bang Tao heartland, with good access to Kamala Beach (which many expats prefer to the busier Surin). Also closer to the Patong–Kamala road for getting south without going through central Cherng Talay traffic.
Life Here
Schools, Shopping, Healthcare & Getting Around
| Category | What's Here | Distance from Cherng Talay |
|---|---|---|
| International Schools | BISP (British International School of Phuket) — IB curriculum, ÂŁ14,000+/year; HeadStart International School — British curriculum, slightly lower fees | Both within 5–8km of most Cherng Talay rentals |
| Supermarkets | Villa Market (Boat Avenue) — best expat-friendly range; Gourmet Market (some Central Festival branches); Makro Phuket — 25km south | Boat Avenue Villa Market: central Cherng Talay, 10 min max |
| Restaurants & Cafes | Excellent density of quality restaurants — Catch Beach Club, Salted, Bampot Kitchen, Canvas, plus Boat Avenue's 20+ options | Walk or 5-min bike from most properties |
| Healthcare | Bangkok Hospital Phuket (25km south, Phuket Town) — main expat hospital. Dibuk Road Clinic in Cherng Talay for minor needs. Heading to Patong Hospital for emergencies is closer for some. | Bangkok Hospital: 25–30 min south by car |
| Beaches | Surin Beach, Bang Tao Beach (3km stretch), Layan Beach (northern end), Kamala Beach (south) | Surin: 5–15 min depending on address |
| Phuket Airport | Phuket International Airport — this is the closest part of Phuket to the airport (15–20 min north) | 15–20 min by car — best on island for airport access |
The proximity to BISP and HeadStart is the single biggest driver of Cherng Talay's premium for expat families. Both are genuinely excellent schools by international standards. Parents report minimal commute stress when living within the Cherng Talay inland zone — school pickup is a 10–15 minute drive for most. If school proximity matters to you, read our full Phuket international schools guide.

Finding Your Rental
How to Find a Rental in Surin & Cherng Talay
The Surin/Cherng Talay rental market is competitive for quality properties, especially in the ฿55,000–90,000/month pool villa range. The best villas move through agent networks before they hit public portals. Here's how the market actually works.
Online Portals
DDProperty, PropertyGuru Thailand, and Hipflat all have decent listings for this area. Airbnb long-stay listings (30+ days) often include properties not listed elsewhere, and Airbnb's review system gives you some quality assurance. Facebook groups ("Phuket Expat Property," "Phuket Housing," "Bang Tao & Surin Expats") often have the best off-market listings — property owners post directly to avoid agency fees.
Using a Local Realtor
For properties above ฿60,000/month, a local realtor is worth using — they have access to private villa networks and can negotiate lease terms you wouldn't get direct. The agent's fee is typically paid by the landlord (standard practice), so as a tenant there's no cost. See our recommended Phuket property specialist list for agents who are active in this area.
Alternatively, connect directly with a specialist realtor for the Surin/Cherng Talay area via our partner network:

The best villas in this area never make it to the public portals. Our partner realtors specialise in the west coast corridor and have access to exclusive long-term rental listings not advertised online.

For any rental in this price range: verify the landlord owns the property (ask for the Chanote title deed), confirm the lease is in your name (not subletted), get the pool and garden maintenance terms in writing (usually weekly pool cleaning is included in villa rentals), clarify the electricity billing method (ask for the PEA account details — see our electricity guide for why this matters), and ensure the TM30 registration is handled. For villas above ฿100k/month, use a Phuket lawyer to review the lease.
