Understanding the Area
Kata vs Karon: What's the Difference?
These two areas are often lumped together, but they have distinct characters worth understanding before you choose.
Kata (Kata Yai + Kata Noi)
Kata Yai is the main bay — 1.5km of sandy beach with a good surf break in season (Apr–Oct). Kata Noi (Little Kata) is the smaller, quieter cove to the south — one of Phuket's most beautiful and less-visited beaches. The village area has a genuine Thai market street, multiple restaurants, coffee shops, and a Tops supermarket. More compact and walkable than Karon.
The hills behind Kata are covered in villas with extraordinary sunset views — steep roads, but worth it for the views and slightly lower prices than beachfront.
Karon
Karon Beach is the longer, wider, quieter beach — 3km of white sand that rarely feels crowded even in high season. The strip of development along the beach road is less touristy than Patong and less boutique than Kata. Karon has more of a mixed expat-retiree feel. Properties here are generally the best value in the Kata-Karon stretch.
The Karon viewpoint (Chalong Bay viewpoint) overlooking Kata Noi and Karon Bay is one of Phuket's iconic vistas — accessible in 10 minutes from most Karon properties.
Karon Beach is generally the safer swimming choice for non-surfers — calmer water and fewer waves than Kata Yai. Both beaches have red flag days during heavy monsoon (Jun–Sep) when the surf is too rough to swim. Kata Noi is protected enough to swim most of the year and is much less busy than either main beach.

What You'll Pay to Rent in Kata and Karon
Kata and Karon sit in the mid-range of Phuket rental prices — notably cheaper than Surin/Cherng Talay, slightly more than Rawai/Nai Harn (the other popular expat area to the south), and with a wider range of property types than either. Best value is inland Karon — especially the elevated areas behind the main beach road.
Kata and Karon are more tourist-dependent than the north coast, so landlords here feel the low season (May–October) more acutely. If you're moving in May–July, you have the most negotiating leverage — expect to achieve 20–30% off listed rates for a 6–12 month commitment. Landlords in Kata especially prefer long-term guaranteed income over gambling on short-term rentals that may not materialise in monsoon months.

Best Streets and Sub-Areas for Expats
Kata Village / Kata Road Area
The core of the Kata expat community. Within walking distance of the Tops supermarket, the morning market on Kata Road, and the beach. Mix of house rentals and small condo developments. Most popular among couples and younger expats who want beach proximity without the premium of actual beachfront. Streets off the main Kata Road (various unnamed sois) have good-value house rentals from ฿25,000–45,000/month.
Kata Hillside / Patak Road (Route 4028)
The elevated areas behind Kata — accessed from the winding Patak Road heading toward the Karon viewpoint. Some of the most spectacular sea views in Phuket. 3–4 bed pool villas here with Andaman sunset views rent from ฿55,000–90,000/month. The trade-off: steep roads, essential to have a vehicle, and a 10–15 minute drive down to the beach. Very popular with expats who've been in Phuket a while and know what they want — great life, occasional frustration with the roads in heavy rain.
Karon Beach Road (Patak Road North Section)
The main road running along Karon Beach. Condos and small boutique hotels here are walking distance from the sand. Studios and 1-beds from ฿12,000–22,000/month. Good range of restaurants nearby. Much quieter than Patong's beachfront. Best for people who want beach proximity as the primary criterion.
Inland Karon (Behind the Beach Road)
The area between the beach road and the hills behind Karon — a mix of Thai residential streets and expat housing. Often overlooked by new arrivals because it's not on the beach. However: best rental value in the Kata-Karon area, 5-minute motorbike to the beach, and a more real-Phuket feel. 3-bed pool villas from ฿40,000/month — the best value for that property type in any tourist area of Phuket.

For hillside properties: check the driveway gradient (some are too steep for sedans — you'll need a pickup truck or high-clearance vehicle in wet season).
