When I set up my first Phuket-based business, I spent two weeks looking at "office space" that ranged from a single desk behind a plastic partition in a shophouse on Phang Nga Road to a proper air-conditioned floor in a Phuket Town commercial building. The price difference was dramatic, and so was what you actually got.
The Phuket office rental market is genuinely different from Bangkok. Commercial real estate supply is thinner, quality varies enormously, and the concept of a "serviced office" in Phuket often means something quite different from what you'd find in Singapore or London. But the market is improving, particularly around Phuket Town and the Bang Tao/Cherng Talay corridor. This guide covers what's actually available, what it costs, and how to choose.

The Three Main Office Options in Phuket
1. Virtual Office — Registered Address Without Physical Space
A virtual office gives your company a legitimate registered address in Phuket for Thai company registration, Revenue Department filings, work permit applications, and mail handling — without paying for physical space. Staff work remotely or from home; the office address is on paper.
This works well for solo operators, remote teams, or businesses that don't need to meet clients in person. The registered address must be a real physical location — mail-forwarding-only services won't pass a Labour Department site inspection for work permit purposes.
In Phuket, several coworking spaces and serviced office centres offer virtual office packages. Look for one that includes a physical desk available on-demand (even if hourly), as this satisfies inspection requirements. Costs: 500–2,000 THB/month, often bundled with a few hours of meeting room access.
2. Coworking Space / Hot Desk — Flexible, No Commitment
Phuket now has a solid coworking space ecosystem, particularly in Bang Tao, Chalong, Kamala, and Phuket Town. Hot-desking gives you a professional workspace with fast internet, AC, and coffee, with no long-term commitment. See our complete Phuket coworking guide for area-by-area reviews.
Coworking is ideal for freelancers, early-stage businesses, or anyone who needs flexibility. The main limitation is privacy — open-plan spaces aren't suitable for confidential calls or meetings, and some coworking spaces have noise levels that don't work for everyone.
3. Private Serviced Office — Your Own Space, No Fitout Hassle
A serviced office gives you a lockable private room — typically furnished with desks, chairs, filing cabinets, and a meeting room allocation — in a shared building with reception, internet, utilities, and cleaning all included in the monthly fee. No lease negotiation, no fitout cost, no setup. Just move in.
This is the best option for a small team (2–8 people) that needs a professional, consistent workspace and wants predictable monthly costs. Phuket's serviced office supply is growing but concentrated in Phuket Town and the Central Phuket area.
Area-by-Area: Where to Rent Office Space in Phuket
Phuket Town
Phuket Town has the highest concentration of commercial office space, the most serviced office providers, and the closest proximity to key government offices (Revenue Department, Immigration, DBD, Labour Department). Rents are the most affordable on the island.
Commercial leases near Phang Nga Road and Phuket Road: 150–250 THB/sqm/month. Old town shophouse offices: 8,000–20,000 THB/month for a 2-storey unit. Professional serviced office centres are available near the Central Phuket area and along the Bypass Road.
Commercial: 150–250 THB/sqm/mo | Serviced: 15,000–35,000 THB/mo
Bang Tao / Cherng Talay
Bang Tao and Cherng Talay have seen significant growth in serviced office and coworking supply over the past 3 years. Several branded coworking centres operate here (Coconut, Giraffe, OTTO). Professional office buildings are fewer than Phuket Town but the area's wealthy residential and tourism base attracts certain business types.
Commercial shophouse offices along Cherng Talay Road: 15,000–30,000 THB/month for a small 50–80 sqm unit. Serviced office rooms at coworking centres: 18,000–40,000 THB/month for a private 2–4 person room.
Commercial: 200–350 THB/sqm/mo | Serviced: 18,000–40,000 THB/mo
Rawai / Chalong
Rawai and Chalong are the south's expat heartlands. Office space here is mostly shophouse units on Wiset Road, Chao Fa Road, and Soi Ta Iad. The coworking scene includes Hatch Coworking in Chalong, which has private office rooms in addition to open desks.
Shophouse units (2-storey): 8,000–18,000 THB/month depending on size and condition. The area has lower rent but also longer commute for clients coming from Phuket Town or the airport.
Shophouse: 8,000–18,000 THB/mo | Coworking private rooms: 12,000–25,000 THB/mo
Patong
Patong's commercial space is dominated by shophouses and retail, not professional office use. Rents are high relative to quality because of tourism demand. A professional services business in Patong would find it challenging to project credibility and would face sky-high foot-traffic rents they don't benefit from. Generally not recommended for office use unless your business is genuinely tourism-facing.
Shophouse: 20,000–60,000 THB/mo (location premium applies)
What to Look for When Renting Office Space in Phuket
Internet Reliability
This is non-negotiable for any modern office. Ask for speed test results during the day (not a demo on a Sunday morning). The best Phuket offices have fibre from True or AIS, with backup connections. Bang Tao has good coverage now; some more rural areas of Rawai have patchy fibre availability.
Work Permit Suitability
If you need to apply for work permits from your Phuket office, the address must be registerable with the Labour Department. Some virtual office and coworking arrangements qualify; others don't. Ask explicitly: "Can I use this address for work permit applications?" and get written confirmation.
AC Quality and Power Stability
This sounds obvious but Phuket power outages are real, particularly during rainy season storms (May–October). Good office buildings have backup generators. If your business has servers, refrigeration, or other critical equipment, generator backup matters.
Lease Flexibility
Phuket businesses are affected by seasonality. A 3-year fixed-price commercial lease that you signed in a good year can feel suffocating during a bad low season. Serviced offices with monthly rolling terms cost more per month but protect you from being locked in. Consider the full-season cost when comparing options.
Several Phuket accountancy and law firms offer "incubator" office space — a small desk or room as part of a broader accounting/legal service package. If you're already paying for accounting services (3,000–8,000 THB/month) this can be a very cost-effective way to get a legitimate registered address, basic workspace, and all your compliance handled in one relationship. Ask Sunbelt Asia and local boutique accounting firms if this is an option.
